 DEPOSITS, FEES AND OTHER INFORMATION

• No pets allowed.
• All utilities and Wi-Fi are included in the rent.  Local and live programming are provided via Roku services.  The television is a smart TV and tenants are welcome to install their own streaming service in order to watch cable network programming.  There will be a cap of $200 on electricity.  Any charges on electricity over $200 will be deducted from the deposit of $1000 or assessed monthly to the tenant.
• There is a property hold deposit of $1000 which will convert to a damage deposit upon occupancy.
• A non-refundable cleaning fee of $300 is required with the first month’s rent which is due sixty days prior to occupancy

Quail Creek is a growing community with new homes being built throughout the year. Construction noise and dust may be in the vicinity of some rental homes.  We have no control over nor prior knowledge of the units or lots being developed.  No refunds or reduction in rents will be given due to construction inconvenience.
