Close to the Quail Creek amenities, this two bedroom/two bath/two car garage house is a  2,195 square foot Montana model that is comfortably furnished with generous open space – sleeps seven counting La-Z-Boy sleeper sofa in Living Room and a cot with air mattress in Master Bed Room.

The master is large with an in-suite master bath – shower, dual sinks, and walk-in closet.  In addition, a 40 – inch UHD satellite television with home theater sound system is in the media room and a second traditional TV with over 20 local channels is available in the master bedroom.   Queen-size beds with Select Comfort mattresses are available in both bedrooms.  A second full bath is in the hallway between the two bedrooms.

Den office equipment is available for Renter’s laptop hardware connection (Renter must provide any software drivers).  This includes a 22-inch Samsung Monitor (HDMI or VGA), Lexmark printer, keyboard, and mouse through a single USB connection, and Logitech speakers directly connected.  While connections are available and perform well on owner’s Mac Book Pro, performance is not guaranteed on Renter’s equipment.

A large living room/dining room and a television room just off the kitchen provides ample room to gather, read, nap, or watch TV.

There is a full kitchen with dine-in window alcove seating for six (and three counter – island bar stools) for up to a total of nine and a laundry room with washer and dryer.  Thirteen viewing seats available for media room entertainment.

On the back patio, there is a grill and table for four.  The large garage contains a dual sink.  The back yard is fully enclosed.

Distance to athletic center, pro-shop, and grill is 0.6 mile, to clubhouse is 0.8 mile, and to the creative arts facility is 1.0 mile.

Landline telephone (in four rooms) with nationwide long distance telephone is available.  Owner will provide a refund credit to Renter for his cost of this service if Renter agrees that it may remain turned off.  Emergency – 911-landline telephone service remains available even when landline is off on seasonal hold.  Certain small, non-aggressive pets are welcome.  Please contact Owner for verification of pet acceptability.

Owner will ask prospective Renter to obtain a credit recommendation and records check at Owner’s expense after conditionally accepting Renter’s application. No smoking is permitted inside the house or garage.

Renters have access to all Quail Creek amenities.  Rent includes all utilities, wireless Internet, satellite television, local television, and office equipment.  Renter agrees to pay any invoiced charges for Pay per View or On Demand TV (if those services are provided including an additional deposit) or for any International Long Distance telephone calls billed to Owner.  Renter must pay a hold  deposit of $1000 (less earnest money fee) upon Owner’s acceptance of rental agreement which converts to security deposit.  Refund all except cancellation fee for cancellation more than 90 days prior to occupancy.  There is a $175 cleaning fee without pet or $200 with pet due at contract and is refundable prior to occupancy.

Quail Creek is a growing community with new homes being built throughout the year. Construction noise and dust may be near some rental homes. Owner has no control over or prior knowledge of construction activity.   Owner will not refund or reduce rent due to construction inconvenience. (This home is in a fully developed Unit –  it is unlikely that there will be any construction noise or dust).
 
Payment and Cancellation for Seasonal Rental

• $1000 rental hold deposit due at contract that converts to refundable security deposit upon occupancy.  Refundable if cancelled prior to occupancy subject to owner retention of $200 as cancellation fee.
• Rent due is payable 90 days prior to occupancy.  Prorated Refund on cancellation as stated in contract unless owner can re-rent for equivalent rent, in which case rent payed is fully refundable
• Cleaning fee ($175 or $200 if bringing a pet) due at contract is refundable prior to occupancy 

 Owner limits seasonal rentals to three months maximum and Renter must certify that the rental property will not be Renters’ primary residence.  Seasonal rental agreements may not be legally used for residents who will occupy the property as a primary residence or for a longer term.  In that event, an Arizona residential real estate agreement must be used.
 
Seasonal Rental Rates including all utilities and minimum rental periods:

Owner offers reduced rates for longer term Residential Rentals that may also serve as primary residence and will have different payment and cancellation terms.

This property is owned by an Arizona Limited Liability Company, 2386 Desert Pueblo Pass, L.L.C.
