DEPOSITS, FEES AND OTHER INFORMATION

Absolutely no pets and no smoking. All utilities*, cable television and WiFi are included in the rent. *The landlord will cover up to $400 per month for electricity and gas combined.   Any amount over $400 will be the responsibility of the tenant and will be deducted from the damage deposit. 

There is a property hold deposit of $1800 which will convert to a damage deposit upon occupancy.  A non-refundable cleaning fee (one time only) of $300 is required with the first month’s rent which is due sixty days prior to occupancy.  Less than a ninety-day cancellation may result in forfeiture of monies received if the house cannot be re-rented.  A $300 administrative fee will be imposed on all cancellations regardless of when they are given. Quail Creek is a growing community with new homes being built throughout the year. Construction noise and dust may be in the vicinity of some rental homes.
