DEPOSITS, FEES AND OTHER INFORMATION

• Small pets (under 30 lbs) allowed
• No smoking.
• All utilities, cable television and Wi-Fi are included in the rent.  There will be a cap of $100 on electricity and gas combined.  Any charges for those utilities over the $100 threshold will be deducted from the deposit of $1,000 or assessed monthly to the tenant.
• There is a property hold deposit of $1,000 which will convert to a refundable damage deposit upon occupancy.
• A non-refundable cleaning fee of $250 ($350 with pet) is required with the first month’s rent which is due 60 days prior to occupancy.
• Less than a 90 day cancellation may result in forfeiture of monies received if the house cannot be re-rented for the full amount and full term of the cancelled rental.
• A $200 administrative fee will be imposed on all cancellations regardless of when they are given. Additional details are available in the rental agreement.
